Why are real estate agencies being targeted by Google?

The real estate sector has a bad reputation on Google Maps. For years, some agencies have created dozens of listings to appear in every neighborhood or city where they wanted to attract clients.

Typical example of real estate spam:

  • «"Dupont Real Estate Agency Paris 15"»
  • «"Dupont Real Estate Agency Paris 16"»
  • «"Dupont Real Estate Agency Boulogne"»
  • … for a single physical branch

Google has tightened its rules: A listing = a real physical address with a storefront. Legitimate agencies are now paying for the abuses of others.

To understand all the suspension mechanisms, consult our complete guide to the causes of Google suspension.

🏠 Real estate agency: is your Google listing at risk?

Answer these questions to assess your level of risk of suspension.

1. How many Google listings do you have for your business?

2. How is the name of your record worded?

3. What type of premises do you have?

4. What is your professional status?

5. What photos are on your Google listing?

6. Have you recently changed your network or brand?

The 7 most frequent reasons for agency suspensions

1. Multiple listings for a single agency

This is the number one reason. You created a profile for each city where you have mandates? Google considers this spam, even if you are actually active in those areas.

Google rule: A listing = a physical location where customers can go. There is no "virtual" listing to cover an area.

2. Name of the agency with city or district

""Immobilier Dupont Paris 15ème" or "Agence Martin - Spécialiste Marais" are considered SEO-optimized names. Google automatically flags them.

The name must correspond to your actual brand: "Agence Dupont" or "Century 21 Montmartre" (if that is the real name of the franchise).

3. Registered office address or shared office

A real estate agency must have a storefront accessible to the public. If you are based in a coworking space or business incubator, Google may consider that you do not have a "real" physical location.

4. Independent sales agent without premises

Sales agents who work from home are in a gray area. Google wants a business address, not a personal one.

If you are an agent without premises, your registration may be suspended — even if your activity is perfectly legal.

5. Change of network or brand

Have you switched from "Guy Hoquet" to "Laforêt"? Or have you left a network to become independent? The sudden name change on the record triggers a verification.

6. War between competing agencies

The real estate sector is known for abusive reporting practices between competitors. A rival agency might report your listing as "fake" or "closed" to get you suspended.

7. Photos of the property instead of agency photos

Your Google listing should showcase your agency, not your individual listings. If you only have photos of apartments or houses for sale, Google may consider the listing incomplete.

⚠️ Do you have multiple Google listings?

If you have created listings for different cities or neighborhoods, you are in violation of Google's rules. You must rectify the situation before requesting reactivation.

The essential evidence for a real estate agency

Google wants to ensure your agency physically exists and that you are a legitimate professional. Here's what it expects:

Professional documents

  • Business card (T card for transactions, G card for management)
  • Certificate of financial guarantee
  • Professional liability insurance certificate
  • Extract from the Trade and Companies Register (Kbis) or INSEE certificate

Documents related to the premises

  • Commercial lease with corresponding address
  • Property tax or professional housing tax
  • Electricity or landline telephone bill in the agency's name

Visual evidence — essential for real estate

  • Photo of the shop window with visible signage and advertisements
  • Photo of the interior of the agency (offices, reception area)
  • Photo of the professional plaque at the entrance
  • Photo of the street with the number visible
  • Google Street View screenshot showing your storefront

Evidence of activity

  • Website with address and legal information
  • Listings on SeLoger, LeBonCoin, Bien'ici with the agency's address
  • The agency's Facebook or Instagram page
  • Customer reviews on other platforms

The full list is detailed on our page of documents to provide to Google.

How to write the call when you are a real estate agent

Google wants facts, not justifications. Here's an effective model:

""I am the manager of the [Name] agency, holder of professional card no. [number] issued by the Chamber of Commerce and Industry of [city]. Our agency is located at [full address] and has a storefront accessible to the public. The attached documents attest to our activity: professional card, commercial lease, photos of the storefront and the interior of the agency. We request a review of our Google Business Profile.""

If you are a sales agent/representative:

""I am a real estate sales agent, registered with the RSAC under number [number], affiliated with the [Network Name] network. I operate from a professional office located at [address]. The attached documents attest to my status and my actual activity at this address.""

The complete appeal procedure is explained on Our guide to reactivating a suspended Google listing.

Errors that prevent reactivation

🚫 Create a new entry to replace the suspended one
Google detects the duplicate immediately. You lose your reviews and risk permanent suspension of both listings.

🚫 Keep several index cards "just in case""
If you have created listings for multiple cities, delete them BEFORE requesting reactivation of your main listing. Otherwise, Google will refuse.

🚫 Add keywords to the name
""Agence Dupont - Real Estate Paris 15 - Apartment Sale" will be automatically flagged. Keep only your company name.

🚫 Use photos from ads
Your listing should show the physical agency, not the properties for sale. Photos of apartments do not prove that you have a physical location.

🚫 Declare a service area without premises
Real estate agencies must have a fixed address. Unlike plumbers, you cannot be "without an address but with a service area".

Reactivation times for a real estate agency

Real estate agencies are subject to increased scrutiny:

  • Simple case (Name not as described, photos): 7-10 days
  • Standard case (change of signage, competitor notification): 10-21 days
  • Complex case (multiple forms, agent without premises): 3-5 weeks

Every day without a listing means buyers and sellers going to your competitors. 67% of real estate searches begin on Google.

Special case: networks of agents

IAD, Safti, Capifrance, Optimhome... Agent networks pose a specific problem for Google.

The problem :

  • You are an independent sales agent
  • You often work from home
  • You don't have a shop window
  • But you want to appear on Google Maps

What Google accepts:

  • A record in your personal name (not in the name of the network)
  • A verifiable address (even if it's a home office)
  • Proof of your RSAC registration
  • Real activity at this address

What Google refuses:

  • A record in the name of the network without a dedicated space
  • A hidden personal address (option "do not display address")
  • Multiple agents with the same address (same network)

Special case: network change

Are you leaving Century 21 to join Orpi? Or are you switching from a network of independent agents to a traditional agency?

The right method:

  1. Inform Google of the change BEFORE editing the listing
  2. Prepare the evidence of your new status (new T card, new lease)
  3. Change the name gradually, not all at once.
  4. Keep the same address if possible

What triggers a suspension:

  • Change the name, phone number, and photos all at once
  • Not notifying Google of the status change
  • Retain traces of the old network (logo, colours)

Why hire an expert?

You spend your days showing properties, not understanding Google's rules.

What I do for you:

  • Accurate diagnosis of the cause of suspension
  • Checking for any multiple entries
  • Customized list of evidence to provide
  • Drafting the call in accordance with Google's expectations
  • Tracking until reactivation (or 50% refund)

While I manage your profile, you manage your mandates.
